What is included in the overhead costs of the apartment and what are the costs of the apartment's overheads?

Housing costs of the apartment

(Warmmiete) this is where cold water, hot water, heating, and waste enter. After the accounting period, which is a calendar year, you will receive an invoice for ancillary costs (Nebenkostenabrechnung).

On that account, you will receive a specification of the consumption of the apartment for the last year. In short, it is the difference between the costs of heating, cold water and hot water, but all other costs that you pay (property tax, waste, maintenance costs, building insurance, cable television and others) will also be listed.

It is worth noting that if you have a gas boiler, you pay for hot water and heating directly to the supplier with whom you entered into a service contract. See one example  in the image below of what it roughly looks like.

Water

You pay for drinking water (Kaltwasserversorgung) and waste water (Entwässerung) in your water bill. Prices in Germany vary from €1.6/m³ to even €2.4/m³ for drinking water. The overall price of drinking water and drainage is around €4 on average. Germany has one of the highest water prices in the world. They justify it by the economical use of water. Statistically, a four-member family consumes about 14m³ of water per month.

Heating

In general, you pay about €100 per month for heating throughout the year. All the acquaintances I talked to all have to pay the difference in heating, which is roughly included in the statistics below.

If you keep the temperature of the entire apartment around 23°C during the winter months and you live in an apartment of 80 m² or more, you will almost certainly receive a heating surcharge. It is worth noting that Germany is a cold country, so sometimes there is a possibility of needing heating even in June.

Waste

Electricity

You choose electric energy from the city distributor or one of the companies dealing with the resale of electric energy. You can rent electricity online, where you will get a better price, and you can also compare prices.

Home phone and internet

Home internet is best concluded online, because you can compare the prices of the services.

RTV fee or (ARD, ZDF, Deutschlandradio Beitragservise)

Payment of the fee is mandatory and amounts to €17.50 per month, paid quarterly. If you are a beneficiary of one of the social benefits or have a disability, then you are exempt from paying a partial or full amount.
